Say G’night…

…to the old McCrory Dollar building. Demolition permits are in, and the sucker’s coming down. With the Shoppes at Forest Hill project dead and no other plans for development submitted to the city, it appears as if we’re in for a lovely vacant lot.

Is that better or worse than a years-empty building?

I suppose a vacant lot makes it more obvious that the land is available for development. But my guess is that it’ll sit there gathering weeds and litter for the next five years, at least, looking more and more unappealing as time goes by….

Vacant lots create hangout places, be it for good or bad. I’d expect to see more flashing blue lights there in the future.

Update from a pretty reliable source: the property owner is applying for a demolition permit, should be coming soon. The plan is to level and gravel the building site. Final goal is to proceed with original development plan, but the residential units (2nd & 3rd story) would be rentals rather than condos.

The problem with the original development plan was that there was no emergency access lane at the rear of the property. Did they fix that?

  5. posted by Phil Licking at November 28, 2007 2:42 pm :

That’s the first I’ve heard about the access lane problem. My understanding was that the original development was halted due to the downturn in the real estate market (specifically for condos.) Our 4th district reps give good updates on pending developments in the area at the monthly FHNA meetings. If I hear any more news in the near future I will be sure to email H&H.

Just when we thought the area was upgrading. Maldini’s really helped and the hardware store was a plus. Now it looks like once you cross Westover Hills Blvd it will be going down hill. Rental Units on Forest Hill Ave. beside that school will depreciate all our property.

Shelby, I must disagree. The development plan I saw calls for commercial space on the ground floor and residential units on 2nd & 3rd floors. Residential units will be fairly large (2 level apartments) so they won’t necessarily be cheap. That’s better than a vacant building and parking lot for our property values (in my humble estimation.)

For those who missed it first time around, here is the original rendering. My concern was more about the type of businesses courted for the commercial spaces. If we end up with a check cashing place, a cigarette store and a random cut-rate fast food joint, I think that would do more harm than good.

Maybe Blanchard’s Coffee Co. will consider moving in to one of the commercial units. That area could use a community meetup spot that’s not a full-blown restaurant, and Blanchard’s could certainly use a better space than what they have now.
